Self-employed and renting? How to prove your income to a landlord

No pay stubs for the application? Landlords accept last year's return and a few months of bank statements. What to send, and what to do if you're new.

The application has a box for your employer and asks for two pay stubs. You drive for Uber, or you freelance, and you have neither. You can still get the apartment. Landlords rent to self-employed people every day. They just want different paper.

What most landlords accept

  • Last year's tax return. The 1040 with Schedule C shows your profit for a full year, and you signed it. This is the strongest single thing you can hand over.
  • Two to three months of bank statements. They show money actually arriving now, which is what a landlord really worries about.
  • Your 1099s or your app's tax summary. Good backup that a real company paid you.
  • A short income summary. One page: what you earn a month, where it comes from, and a line saying the statements are attached. It saves the landlord from adding up deposits.

The number they check

Many landlords want your monthly income to be about three times the rent. So for a $1,500 apartment, they're looking for about $4,500 a month. They usually look at what you kept, not what the app paid out before its fees and your costs. If your return shows a lower profit than you expected, your bank deposits can help tell the fuller story.

Send it all at once

  1. 01Put last year's return, three months of statements, and your one-page summary in a single PDF.
  2. 02Black out account numbers except the last four digits. Leave your name and the deposits readable.
  3. 03Send it with the application, before they ask. A complete package up front reads as organized, and it ends the back and forth.

  • Offer what lowers their risk: a larger deposit, a co-signer, or a few months of rent up front.
  • Behind on filing? Filing last year's return is the fastest way to have real proof. A return also unlocks the next apartment, the car loan, and the mortgage.

One warning

The numbers on everything you send must agree. A summary that says $5,000 a month next to statements showing $3,200 arriving will cost you the apartment faster than an honest smaller number.
